The Elkhart County Board of Commissioners recently gave its blessing to the planned expansion of Elkhart, Ind.-based ProAir LLC, a leading manufacturer, distributor and installer of air conditioning and heating systems for the specialty vehicle industry.

The Goshen News reported that during the meeting, commissioners voted unanimously to approve a request by Koda Realty LLC, represented by Marbach, Brady and Weaver Inc., for a zone map change from Manufacturing-1 Planned Unit Development (PUD) to Manufacturing-1. The property in question, located at 28769 C.R. 6, Elkhart, is adjacent to the existing ProAir facility at 28731 C.R. 6, Elkhart.

According to surveyor Chris Marbach, a consultant with Marbach, Brady and Weaver Inc., Koda Realty is interested in adding a 41,000 square foot building to the existing ProAir facility in order to add more warehouse storage space, though that expansion cannot take place until the existing PUD designation is removed.

“The Gun Club Industrial Park, which this sits on, is a PUD that was done back in the 1970s, prior to current PUD standards,” Marbach said of the property. “Then in the late 1990s, the state Legislature said those are not valid anymore by virtue of the way they were done, and so all the sudden he became nonconforming. So now he wants to add on a 41,000 square-foot building onto his property to expand some more. In order to do that we need to clean up the old PUD documents and convert it into a new site.”
