Hoosier RV Dealership Goes on Sale for $1.8 M

Resource Commercial Real Estate LLC has listed for sale the former Lee’s Country RV sales site in New Whiteland, Ind. 

The eight-acre facility with two buildings grossing over 25,000 square feet formerly the state’s largest Monaco Coach Corp. dealer, according to a news release. The RV dealership 20 miles south of Indianapolis closed Oct. 31, 2008. 

The property is listed at $1.8 million. 

The facility was designed to exclusively support sales and service for Monaco. “We believe the highest and best use of this facility remains sales and service of assorted product types, including vehicles,” said John W. Reller, senior adviser at Resource Commercial and listing broker for the former dealership. 

The owner and operator of Lee’s Country RV completely renovated and upgraded the facility to Monaco’s precise specifications prior to the coach maker’s bankruptcy filing earlier this month, asserting, “We did everything to the facility that Monaco specified.” 

The major renovation of the facility included new features like the installation of a fully secure chain link fence around the property parameter with electric gate, new exterior lighting, technology upgrades and new interior finishes to the 16,500-square-foot office and showroom, additional service bays with 14-foot-high garage doors in the 8,900-square-foot service building, and the addition of 58,000 square feet of paved parking with over 164,000 square feet of crushed stone parking. 

“It’s unfortunate that so many people in so many Indiana communities have been affected by the fall of the recreational vehicle industry,” said Tom Osborne, principal of Resource Commercial and listing broker for the former dealership. “But I’m confident,” Osborne said, “that Johnson County will benefit from a new owner and user of this unique facility.” 

“Rarely do we see a facility like this in near-new condition come to market,” stated Reller. “Most likely, the buyer of this property is someone considering new construction but will see the real value of this facility in comparison.”
